How to Hire a Cold Caller for Real Estate Wholesaling (2026)
What a wholesaling cold caller does, what to test before you hire, dial and lead numbers with sources, how postings set pay, and the calling rules.
A wholesaling cold caller's job is to filter, not to sell. They work through lists of homeowners, find the few open to selling, learn enough about the house and the owner, and hand those sellers to whoever makes offers. This guide covers what the seat does, what to test before you hire, the numbers to expect, how pay is usually set in postings, and the calling rules. Figures link to where they come from: job postings, operators' forum posts and vendors' own pages, not surveys.
What a cold caller does in a wholesaling team
Wholesaling teams are described as a relay: a cold caller or texter, then a lead manager, an acquisitions manager, dispositions and a transaction coordinator (see InvestorFuse's four-person team and Real Estate Skills). The cold caller is the first seat. On a shift they:
- call skip-traced lists (absentee owners, vacant houses, inherited homes, tired landlords) on a dialer;
- open each call about the owner's property and ask one easy question;
- learn the condition, timeline, motivation and price, one question at a time;
- tag every call (not interested, wrong number, callback, do-not-call, lead) and write notes;
- hand interested sellers on by live transfer, a booked call or a CRM lead with notes.
The caller never names a price. Nobody has seen the house or run the numbers yet, so the right answer to "What would you pay?" is an honest "I can't say before we've seen it" and a next step. How the seats after the caller split is in lead manager vs acquisitions manager.
What to test before you hire
1. The opener
Name, company, the property and one permission question, then silence. "Is this Robert? This is Sam with Oakline Homes, calling about your house on Oak Street. Would you ever consider selling it if the offer made sense?" Listen for calm and curious, not a sales voice.
2. The four pillars
Condition, timeline, motivation and price (as taught by Wholesaling Inc and BatchDialer). A good caller asks one at a time and lets the seller talk. A weak one reads the questions like a form.
3. The reflexes
Brent Daniels groups most seller replies into six reflexes: yes, no, maybe later, how much, who are you, and how did you get my number (via BatchDialer). Test at least "not interested", "what's your offer?" and "how did you get my number?". Good answers acknowledge, answer honestly and ask one question. Bad ones stack rebuttals, dodge, or guess a number.
4. Knowing when to stop
"Take me off your list" is not an objection. The caller apologises, confirms, ends the call and marks the number do-not-call. A candidate who argues here will cost you more than a missed lead.
5. Setup and hours
Postings we reviewed ask for a voice introduction, a call sample or role-play, a speed test, backup power or internet, a headset, a quiet room and availability in US hours (for example this January 2026 posting). Operators on BiggerPockets complain about robotic script-reading and leads tagged "qualified" that aren't (BiggerPockets), so test for both.
The first four, as a test you can give every applicant with a scoring sheet, are in the cold caller role-play test.
Numbers to expect
These come from postings, operators and vendors, so treat them as ranges people quote, not benchmarks. The list and the dialer decide most of them.
| Measure | Figure quoted | Source |
|---|---|---|
| Dials, single-line dialer | 300–400 per 5-hour session | OnlineJobs.ph posting, Sep 2026 |
| Dials, multi-line dialer | 800–1,500 a day | BiggerPockets operator |
| Pickup rate | 10–16% | BiggerPockets operator |
| Qualified leads | 1–3 a day, about 40 a month; 65–75 qualified leads for about 2 contracts | John Wahib, via DealMachine |
| Best calling windows | 10am–1pm and 5–7pm local time; most conversions on attempts 1–3 | DealMachine |
How postings set pay
The postings we found pair a low base with bonuses per lead, appointment or closed deal, and many are part time. Three 2026 examples, as posted:
- $300–350 a month plus $500 per closed deal (OnlineJobs.ph, March 2026).
- $4 an hour rising to $6, plus $20 per appointment and $250 per deal, for probate calling (OnlineJobs.ph, July 2026).
- $5 an hour for 10–15 hours a week, plus $50 per hot lead that signs and $250 per deal, for a lead manager (OnlineJobs.ph, April 2026).
Hire Now's guidance for a full-time Real Estate Cold Caller in Egypt is $500–$1,200/month plus bonuses per lead or deal. That's our guidance, not a measured market average, and you agree the pay directly with the person you hire.
The calling rules your caller must follow
General information, not legal advice: your dialer settings and your attorney are the authority. Under the US telemarketing rules in 47 CFR 64.1200:
- Call between 8am and 9pm in the seller's local time. Some states are stricter, so let the dialer's schedule enforce it.
- Give your name, the company and a callback number.
- When someone asks not to be called, record it during the call. Never call back from another number.
- On a multi-line dialer, speak within 2 seconds of "Hello?", or the call counts as abandoned.
- Your own voice only: no soundboards, AI voices or recorded messages without written consent.
Some states now regulate wholesaling itself, such as Ohio and Pennsylvania, so a caller must never claim to be an agent or hide that a contract may be assigned.
Where wholesalers hire callers
Job boards such as OnlineJobs.ph and Upwork, Facebook groups, referrals, placement agencies, managed staffing companies and call centers. Each charges differently: the comparison of VA and cold caller companies links every published price to its source. Hiring in Egypt specifically? How Hire Now screens a cold caller
Every candidate does a short skills interview built from real seller calls, answered by voice: an opener to a homeowner about his rental house, a "not interested" that turns into "don't call me again", and a seller who asks "What would you pay?" before the caller knows anything about the house. Each answer is scored on being clear on the phone, the opener, handling the reflexes, covering the four pillars and knowing the limits, plus spoken-English scores. The exact tasks are on the career page, and a sample profile shows what you see.
- You hear a voice intro and see the scores before you pay anything.
- Our team checks each candidate's phone and a short video before listing, and their ID before you get their contact details.
- You pay EGP 5,000 (about $100) once per hire, nothing on wages, and hire and pay the person directly.
- If the hire isn't a fit within 14 working days, we find a replacement at no extra cost.
- Cairo's evening covers the US Eastern workday: 9am–5pm Eastern is 4pm to midnight in Cairo for most of the year.
A role-play is not a live call. Before you commit, run your own 30-minute interview on your script, and plan the first week with the 5-day onboarding plan.
Common questions
- How many dials should a wholesaling cold caller make a day?
- One September 2026 posting asks for 300–400 dials in a 5-hour single-line session, and one operator on a multi-line dialer reports 800–1,500 a day. Judge conversations and qualified leads as well: the dialer and the list decide the dial count more than the caller does.
- How much does a cold caller for wholesaling cost?
- The postings we cite pair a low hourly or monthly base with bonuses per lead, appointment or closed deal. Through Hire Now you agree the pay and pay the caller directly, and pay EGP 5,000 (about $100) once per hire, with nothing on wages.
- Should a cold caller give the seller a price?
- No. Nobody has seen the house or run the numbers, so a guessed number either loses the deal or sets a price you can't pay. A good caller says so honestly and books a walkthrough or a call with your acquisitions manager.
- What should a caller do when a seller says not to call again?
- Stop. Apologise, confirm the number will be removed, end the call and mark it do-not-call while still on the call. US rules require honouring the request, and arguing at that point invites a complaint.
- What hours does a cold caller in Egypt work?
- Cairo is 6 or 7 hours ahead of US Eastern time, so a 9am–5pm Eastern shift runs from 4pm to midnight in Cairo for most of the year. The caller works your business day in their evening.
Hear them before you hire
