The Cold Caller Role-Play Test: 4 Calls to Hear Before You Hire (With a Scoring Sheet)

A cold caller role-play test you can give every applicant: the four calls to hear, what to listen for, a scoring sheet, and how to run it for 100+ applicants.

When we checked on 21 October 2026, OnlineJobs.ph's real estate cold calling category listed 253 open posts, 30 of them from the previous 12 hours. Every one of those employers ends up with more applicants than anyone can phone back. Many posts already ask for a recorded introduction or a short video first. That shows how someone sounds reading what they prepared, not what they do when a seller pushes back. A role-play does. Here are the four calls to hear from every applicant, what to listen for, and a scoring sheet.

The four calls

These are the tasks in Hire Now's Real Estate Cold Caller interview, word for word. Applicants answer out loud, in a minute or two each.

  1. Introduce yourself. "In two or three sentences, tell us who you are and why you'd be good at calling US homeowners for a full shift." Your first listen to how clearly they speak at phone speed, before any script is involved.
  2. The opener. "The dialer connects and a man says: “Hello?” You're calling Robert about his rental house at 1402 Oak Street. Say your first two or three sentences." Listen for their name, the company, the property and one easy question, said calmly.
  3. Not interested, then stop. "Robert says: “Not interested.” Reply once to keep the conversation open. Then he says: “I said no. Don't call me again.” Say both of your replies." The first reply should keep the door open once, politely. The second should end the call and confirm the number comes off the list.
  4. The four pillars. "Robert says: “Maybe. The tenants left it a mess. What would you pay?” Don't guess a number. Ask what you need to know, one question at a time: the condition, his timeline, why he'd sell, and his price." Listen for an honest "I can't give you a number yet", then condition, timeline, motivation and price, one question at a time.

Use made-up sellers like Robert. A "test call" to a real homeowner is a real call under the federal rules in 47 CFR 64.1200, with the same calling hours and do-not-call duties. General information, not legal advice.

The scoring sheet

SkillListen forRed flag
Clear on the phoneEasy to understand at phone speed: names, numbers and addresses come through. You replay it to catch the street name or the number.
Opens like a neighbourName, company, the property and one easy question within seconds; calm, not salesy.A long pitch before the owner has said a word, or "we buy houses for cash" as the first line.
Handles the reflexesAcknowledges, answers honestly, asks one question, never argues.Argues, repeats the pitch louder, or gives up at the first "no".
Covers the four pillarsCondition, timeline, motivation and price, one question at a time.Three questions in one breath, or skips motivation and price.
Knows the limitsNever guesses an offer, never claims to be an agent, stops when asked.Names a price, says they're an agent, or keeps going after "don't call me again".

Mark each skill strong, fine or weak. Our view: a weak mark on knowing the limits rules an applicant out however good the rest sounds, because guessed prices and calls that don't stop are what cost you deals and bring complaints. The rest can be coached.

Running it for 100 applicants

By hand. Put the four calls in your job post, ask for one voice note per call, and score every applicant on the same sheet before you invite anyone to an interview. Calls 3 and 4 are where weak answers show, so listen to those first.

With a screening link. A Hire Now screening link runs this test for you. Applicants from any country open one link on their phone and answer by voice (about 7 minutes, plus about two minutes for each of up to 3 questions of your own). You read the results on one page, best first, with scores, notes and every recording, and can download them as a spreadsheet. See a sample results page with made-up applicants. It's free for your first job post, for up to 10 applicants, then $99 per job post, for up to 50 applicants: start a screening link.

After the role-play

Interview the top few with the 30-minute interview checklist, then use the 5-day onboarding plan for whoever you hire. What the seat involves, the numbers to expect and the calling rules are in how to hire a cold caller for wholesaling.

Common questions

What should a cold caller role-play test include?
Four short calls from the real job: a minute on why they'd be good at a full calling shift, the opener to a homeowner, a seller who says "not interested" and then "don't call me again", and a seller who asks what you'd pay. Add a call from your own script if you have one.
How do you score a cold calling role-play?
Score what the seller would hear: names and numbers that come through clearly, an opener that names the property and asks one easy question, objections acknowledged without arguing, condition, timeline, motivation and price asked one at a time, and no guessed price and a clean stop when asked.
How do I screen 100 applicants for a cold caller job?
Give every applicant the same role-play before any interview and only interview the best few. By hand, ask for a voice note for each call and score them on one sheet. With a Hire Now screening link, applicants do the role-play on their phone and you get them ranked with recordings: free for your first job post, for up to 10 applicants, then $99 per job post, for up to 50 applicants.
Is a recorded voice intro enough to hire a cold caller?
It shows how someone sounds when they read something they prepared. It doesn't show what they do when a seller pushes back, asks for a price or says to stop calling, which is most of the job, so ask for role-play answers as well.

Hear every applicant on a seller call
