Hiring Dispositions Help for Wholesaling: What a Dispo Assistant Does
Once a contract is signed, someone has to find the buyer. What a dispositions assistant does in a wholesaling team, what stays with you, and how to test for it.
A signed contract is only worth the assignment fee once a buyer closes on it. Dispositions ("dispo") is the seat that finds that buyer. This guide covers what a dispositions assistant does, what should stay with you, and how to test for the seat before you hire.
Where dispo sits in the team
In InvestorFuse's four-person team, the acquisitions manager gets the contract signed and a "Property Sales" person finds the cash buyer and assigns it (InvestorFuse). With an assistant in the seat, the outreach is theirs; the price and the buyer relationships stay with you. How the seats before it split is in lead manager vs acquisitions manager.
How a deal moves through dispositions
DealMachine's dispositions guide (September 2026) lays out the steps:
- Build and vet a cash buyers list, favouring buyers with proof of funds and a record of closed purchases over a long list.
- Confirm the purchase contract is fully signed, includes an assignment clause and leaves time to find a buyer.
- Send the deal to the list: address, numbers, repair estimate, comparable sales and asking price. Accurate numbers keep buyers' trust.
- Lock in the buyer, usually with a nonrefundable earnest money deposit, and an investor-friendly closing agent.
- Assign the contract, or double close (buy and immediately resell).
- Close, collect the fee, and keep the buyer engaged for the next deal.
The same guide says most wholesale contracts give a 10–14 day inspection period to find the buyer, and a cash closing takes one to two weeks once a buyer is locked in. That window is why speed matters in this seat.
What a dispositions assistant does
- Calls and messages cash buyers about new deals, and sends the deal summary by text and email (REsimpli describes SMS and email blasts to the buyer list).
- Pitches the numbers clearly in under a minute: price, repairs, what fixed-up homes nearby sell for, and the closing date.
- Learns what each buyer buys, where, how they pay and how fast they close, and tags them in the CRM so the next deal goes to the right people.
- Handles "your repair number is way off" without arguing: asks why, explains the numbers, and lines up a next step.
- Posts deals where you market them, such as buyer marketplaces like InvestorLift, and keeps the list warm between deals.
What stays with you
- The price floor. Give the assistant the lowest price you'll accept and what they may offer; anything beyond that comes back to you.
- Choosing the buyer when two want the deal, and signing the assignment.
- Vetting a buyer you don't know. BatchLeads suggests asking other local investors about a first-time buyer before you send a contract (BatchLeads).
- Contracts, title and the law. Wholesaling rules differ by state, so an attorney should review your assignment paperwork.
What to test before you hire
- A 30-second pitch. Give them a deal (beds and baths, repairs, nearby sale prices, your price, the closing date) and listen for the numbers coming through right the first time.
- Vetting. A buyer says "Send me the address." Before they do, a good assistant asks what the buyer buys and where, how they pay and how fast they close.
- A low counter. "I'll do $65,000." Listen for a question before an answer, numbers instead of pressure, and a next step instead of a standoff.
- CRM habits. Ask how they'd tag a buyer after that call, so the next deal reaches the right people.
The first three are the tasks in Hire Now's Dispositions Assistant interview, scored on being clear with numbers, the pitch, vetting and negotiating politely. Our pay guidance for the seat in Egypt is $600–$1,300/month plus deal bonuses. Real Estate Skills describes dispo pay as a base plus a share of the assignment fee.

Common questions
- What does a dispositions assistant do?
- They market signed contracts to your cash buyers: send the deal, call and message buyers, pitch the numbers, find out what each buyer buys and how fast they close, and keep each deal moving toward an assignment or a closing.
- Should a dispositions assistant negotiate the assignment fee?
- Only within limits you set. Give them the lowest price you'll accept and what they may offer, such as a later closing, and have them bring anything beyond that back to you.
- How do you vet a cash buyer?
- Ask what they buy and where, their price range, how they pay and how fast they close, and ask for proof of funds and recent closed purchases. For a buyer you don't know, ask other local investors about them before you send a contract.
- What does hiring a dispositions assistant through Hire Now cost?
- You agree the pay with the person and pay them directly. Hire Now charges EGP 5,000 (about $100) once per hire, with nothing on wages, and replaces a hire who isn't a fit within 14 working days.
Hear them before you hire
Every candidate has done a skills interview built from the real job. See the scores and hear a voice intro first, then pay EGP 5,000 (about $100) once per hire, and nothing on wages.
